Though we follow an predictable order from start to finish, each clients path to home ownership can
vary. My expertise lies in my ability to listen to your needs, anticipate any potential concerns during the
process, keep you on track and, upon closing, to make sure that you're expectations have not only been
met, but exceeded.
It is my belief that a successful purchase is the natural result when you combine experience with a solid
plan, constant communication and a clear vision. There's no reason not to expect more from your Realtor!
How do we get started?:
1. The Money: Most of us need a loan to purchase a home...It's expected. Your first step will be to obtain a preapproval letter from a reliable lender. Some will be pre approved for more than they expected. Keep in mind, you don't need to spend it all...You're in control and can choose how much your ideal monthly payment will be. Now we're getting somewhere!
2. The Search Is On: I'm always so excited to sit down with my clients to discuss all their real estate
dreams..and talk strategy...Don't forget, this is a sellers market - We're going to need a plan! My job is to
search with you, high and low, for any home that suits your needs. Looking for market data? I've got it!
Area absorption rates, average list/sale prices for comparable homes, average pricing per square foot...
All the fun stuff! What's better than a bunch of charts? Showings! I'll take care of it all and I'll be with you to answer your questions as we walk through each potential property. I love this stuff!
3. We Want To Make An Offer: This must be the place! A well crafted offer to purchase isn't just about
filling in the blanks. Sellers expect more than just numbers and dates nowadays. If you're shopping in a
hot market, you'll need to be competitive and your agent will need to have a plan for helping your offer
stand out in a crowd.
4. They Said "Yes"...What Now?: Inspections and Appraisals and Commitments - Oh my! After a brief
celebration it'll be time for us to get to work...I will help you connect with Home Inspectors, attorney's
and other professionals needed to complete your purchase. My job is to manage all aspects of your home
purchase and to make sure that you're prepared to get yourself to the closing table with as little stress
as possible - and I'm pretty darn good at it!
5. It's Closing Day!: Actually referred to as a 'Settlement', it's your big day...Wiring your down payment
money, signing all those papers and collecting the keys to your new home. When your new deed is
recorded at the registry, you can start moving in and enjoying your new space. You'll have gone through
a lot to get there...It's my absolute pleasure to guide you there, from start to finish - and beyond....
6. Why is Aldo Still Here?: Don't worry...I'm not going to stay, but I'm not going anywhere either. My hope is that having gone through the process together, I'll be able to stay connected to you as your Realtor for life. When you have questions about your property values, need referrals to home professionals when the need arises...When your friends and family find themselves getting ready to jump into the market, I'll be there for you still.
